Good morning. Today is a day of flood cost modeling.
These are the thousands of homes and businesses in the Houston area which flooded during Harvey. Yellow through red = damaged. Purple = destroyed.

Maybe don’t build on a bayou? That was a pretty epic flood, though.

West U? I lived north of Rice between Richmond and 59, then out by Bellaire and Beltway 8. I got my masters at Rice in 91.

Just south of West U, on the north side of Bray s Bayou. Not a terrible place to live except for the flooding.

I rather enjoyed living in the Montrose. People said, “Don’t live there. It’s the gay neighborhood.” For my money, that simple fact made it a very vibrant and fun place to be. Plus I was about three minutes from school.

“ Gay” neighborhoods often are good lively places to live, even for non-gays, so I don’t doubt it.

Harvey flooded areas that were well outside the 500 year floodplain. I don’t have a problem with people building within the floodplain as long as their houses are built to withstand a flood. That means either on stilts or designed to float.

haven’t they allowed hundreds of new properties on the edge of the 100year and a bunch within? A former coworker moved there, they left the first agent when she showed homes in the neighborhood that flooded in 2016.

There are several political entities in the area and they all have slightly different rules. The County is requiring the finished floor height to be the flood elevation of the highest flood plus two feet. There are also restrictions on reconstruction, but a lot of properties did get rebuilt in the same location without elevating the building.
